This is my first building project… Where do I start?

More often than not clients often feel a little overwhelmed but everything that needs to take place before works commence. Start with what you want to achieve from your project, do you need a bigger kitchen, more bedrooms, a more functional living space or possible a complete make-over? Engage an architect and discuss your requirements. They will able to advise on whether planning permission is required and the next steps to make your ideas become reality.

Do I need a structural engineer?

If you are removing any structural internal walls, extending or increasing the size of your property then the answer is yes! We can recommend engineers to you to assist if required.

Time to submit planning permission to my local authority - any tips?

A good architect is a bonus - as most architects offer a service to submit your drawings, planning submission and details to your council. They will also manage the planning process and speak to the council on your behalf to resolve any queries or issues up to your planning permission being granted.

If you are submitting your planning proposal yourself we recommend the following: Good Architects drawings which clearly show your current property and the proposed finished designs. One of the things which clients don’t realise is that changes to the external facade to your property post planning permission approval - cost money and need to be approved by the council.

Ensure your proposed planning drawings have details of the render colour and finish, brick colour and finish, window colour and type (i.e. Aluminium Powder Coated Windows in RAL 7016) etc is imperative. Submit a brief study showing houses in close vicinity to your property which have had similar works completed, photos and a location plan are simple ways to show the local authority that your request is not unusual - this is particularly beneficial if you are increasing your overall footprint to over 40% of the original as built scheme.

If you are renovating a dilapidated property give details about how the renovation works will also have a positive impact on the local area, increasing property value and ensuring longevity of the project.

Don’t be surprised if the council request a meeting on-site, this is not unusual. Submit any amendments as soon as possible to the council portal to ensure that once the decision notice is issued it reflects your full and complete design.

Ensuring you’re not cutting corners on your submission will assist in a positive outcome. Remember that if your planning submission is refused you can reapply - understanding the reasons why and dealing with those points one by one could still eventually award you with approval for your beautiful new home. Typically planning permission judgements take approximately 8 to 12 weeks. Have a cup of tea and be excited that you’ve actioned the first steps towards some big changes.

  • Don’t be scared to ask questions - this is your project. An experience professional will take the time to walk you through the process

  • Contact your statutory authorities (Thames, British Gas etc) see if there are special conditions that need to be adhered to like PVC or clay pipework.

  • If you embarking on a project a little more adventurous, or maybe your home is in an area where projects need to be sensitive to their surroundings we recommend submitting a feasibility study with your planning permission - show the council you’ve done your homework and show evidence why you should be allowed to do the project - whether it’s enhancing your area or replicating styles that others have done around you.

  • Try and select your finishes, windows, doors, flooring etc as early as possible in the building process - this will save you a small fortune over the life of the build - not to mention - bring happiness and joy to your builder!
